What is a vendor inspection?
A vendor inspection is becoming more and more popular as time goes by. Ideally a vendor inspection consists of the same process as a pre purchase building inspection. The inspector will inspect the home in accordance with AS4349.1 and all the defects found at the vendor inspection will be categorised between major and minor defects.
After the inspection is complete this leaves the vendor with two choices:
1/ Have the defects resolved before placing the house on the market and ideally leaving the purchasers pre purchase building inspector with nothing to find or
2/ Leave the house the way it is and list it on the real estate market. This give the purchaser peace of mind that you have not hidden anything and they know exactly what the are buying.
Vendor inspections are increasing in popularity because houses are selling quicker and people have more confidence in spending there money if they know what they are buying.
