However you don’t need to do the inspection on the day you get the keys. Legally when you build a house the builder has to offer a defect liability period, in most cases this is 90 days. At Quality Building Inspections we recommend you wait at least 60 days out of the 90.Ideally within this 60 days you have used your plumbing, your electrical and lived in the house. This way we can offer a more thorough service.
After inspection we can put our lists together and compile a report that you can take to your builder.
Do i need a pre purchase building inspection on a newer home?
Being a newer home doesn’t mean we wont find any defects. Often a newer home around 5-10 years old can have more major defects than a 30 year old home. It all depends on the previous owners. Common issues found are leaking showers, external wall cracking and much more.

The only time i wouldn’t recommend a pre purchase building inspection or a vendor inspection is if the dwelling is going to be knocked over. Rather than spend the money on a building inspector invest the money wisely into the demolition or sub division costings.
