Roof damages – External roof defects are mostly common on homes 10 plus years of age. We find numerous issues but commonly we find:

  • Cracked tiles
  • Split or lifted flashing

Termites can enter the house in many way and you may not even be aware. They can enter through plumbing penetrations, the sub floor (if applicable), the external slab, slab joins and so much more.


Leaking showers – Leaking showers is found in about 70% of homes. This is found using a moisture meter that transmits electrodes through the tiles and detects moisture within the wall. It can create some pretty serious issues such as:

  • Sub floor rot
  • Shower tile glue deterioration
  • Thermal movement within the ground


Storm water – Down pies not connected to sufficient storm water run off can cause movement within the soil and cause the home to drop. If the house drops the walls will begin to crack externally generally starting at the top of the nearest window closest to the down pipe. This can be quite expensive if the house then needs to be underpinned to stop any further movement.


Sub floor timber rot – Timber rot is when timber is constantly in contact with water and is not protected from the water soaking into it. Timber rot can be quite an expensive issue to fix if it has occurred in a load bearing position. For example if the bearers under a transportable home under a bathroom become water logged and start to rot the timber becomes brittle. If the timber rot is left untreated the bearer will eventually collapse causing excessive damage.
