Why are there black stains on my eaves?
The black staining that you can see on the eaves is in fact mould. The mould has occurred from water entering the eaves. In the diagram below you can see a detail view of the gutter and eave. You may notice that the gutter is quite a odd design, the gutter is higher on the outside and lower on the inside.
Water can back flow into the eaves, common reasons for this are:
- Gutters full of debris
- blocked down pipes
- gutter fall is inadequate or damaged
Regular maintenance should be carried out on guttering. I recommend an annual clean unless you are a area with lots of trees neighbouring. While conducting a pre purchase building inspection we are always checking for this or signs of previous back flowing gutters. The eaves can become weak and sagging due to the extra load they carry when moist. We also use moisture meters to ensure the eaves are not carrying any moisture.
