Top 3 home issues

Hi all,

I have created a short video below showing some of the most common issues found by Quality Building Inspections.

No.1 – Leaking showers- a very common issue found where the silicone sealant at the floor and wall junction has shrunk or deteriorated. When this happens the silicone either sticks to the wall or floor tiles creating a gap for water to ingress in behind the tiles.

No.2 – Back flowing gutters – Again a very common issue found. When the gutters fill with debris this effects the flow of the gutters and in turn the water builds up. When gutters reach a certain point the water will back flow in the eaves or in-between the gutter and fascia in most cases. This is conducive to many issues such as Mould, Timber rot, thermal movement within the soil and many more.

No.3 – Down pipes not connected – Probably the most important of them all. Excessive storm water pooling against the side of your house can be on the most costly repair issue known to residential defects. When water pools against the side of the home it eventually soaks onto the soil causing thermal movement. When the soil becomes “weak” the foundations of the home can potentially drop causing cracking through the brick work. The end result in this is under pinning.

What is underpinning?

Underpinning is when the foundations of a home need to be reinforced. Generally the process begins with soil testing and a soil bore is taken. The results from this return telling us how deep the “pin” needs to be. The concrete is then set in place leaving a small gap between the pin an the foundations.

Once the pin concrete has set blue stone is packed in between the pin and the foundations as it is one of the strongest rocks known to man and then a resign is used to hold the blue stone in place and form extra reinforcement to the home.

Once this process is complete the spoil is then placed back against the side of the home and if needed concrete paths are replaced.

At Quality Building Inspections we have established that it doesn’t matter what suburb you live in, its how you maintain your home. If you want the best out of your home and want to look after it as it is probably your biggest asset be sure to check these three things. If you still are not sure and want a second opinion call us at Quality Building Inspections and we would be more than happy to conduct an inspection on your home.

Excellent, polite, so detailed and thorough in the report; I was very pleasantly surprised. Highly recommend David. He also organised our pest inspection who we are equally happy with.

QBI are amazing. Very detailed, very in-depth reports that made the most of the inspection. Spent time answering all questions I had and were better value than other local inspectors - was even able to recommend a great pest inspector too

Have used David for a couple of properties now, wouldn't use anyone else. Incredibly thorough reports and great one on one conversations, explaining everything. Wouldn't buy a house without consulting him! He's helped me dodge a bullet before, that would of cost me a couple of hundred thousand.

I had David do a preventative maintenance inspection on our butcher shop at the Gawler Green. It was a very valuable inspection as we found a leak coming from the tenancy next door. David's thermal imaging and moisture testing was used to find the problem . It was easily fixed before it became a big and expensive repair . His service was professional and great , I'll be using his maintenance inspections regularly.
