What is thermal imaging?
Thermal imaging is a tool used for many reason such as energy efficiency, pest control, leaks detection, heat transfer and so much more.
When we conduct a home inspection we use thermal imaging to prove and back up our findings. Mostly we find leaks and overloaded circuits but occasional clients will engage us for energy efficiency. Energy efficiency will show us how the heat or cool is escaping from the house. Predominantly through the Adelaide suburbs we get bookings through winter and our results are somewhat similar from house to house.
Heat escapes from the roof void. It makes sense i guess because hot air rises. To prevent the heat from escaping we can test windows to ensure they are air tight and also ensure the insulation is in good condition and fitted correctly.

In this thermal photo the orange shows the heat escaping where the insulation is missing. Yes i know there is a duct in the way but the insulation should have been packed around the duct.
This poor lady had her plasterboard starting to sag and she noticed mould appearing around the cornice. The blue circle shows us a cooler patch. In this instance the roof was leaking and the blue patch is indeed a puddle of water.
This was another leak into the roof void. The antenna penetration had a flange around the pole the keep the roof water tight. In this instance the flange had deteriorated in the sun and water was entering directly into the roof space.
This thermal photo shows a blue section again that after further investigation we found the shower was leaking. The leak was that bad that the tiles were falling of the wall. Also in this photo you will notice a series of holes. These holes are orange indicating heat. These had just been drilled in preparation for a termite chemical barrier to be installed around this home.
